Application


  • Do you run credit and background checks?

    Yes, we conduct a third-party screening that looks at credit history, rental history, and criminal background. The screening looks at your credit score and flags items such as recent evictions, bankruptcies, felonies, and monies owed to previous landlords.

  • Is there a credit score criteria?

    Yes. All Applicants must have a 550 or higher Credit Score.

  • What are all the requirements & qualifications?

    • Must have a 550 or higher Credit Score.
    • House NET income must be 3X more than the Monthly Rent.
    • Pass Criminal Background.  No Felonies. 
    • Have No Eviction and/or  Housing Debt.
    • Pass 2 Years of Rental History Check (First-time renters are allowed).
    • Must be able to Verify Employment with at least 6 months on current job. If self-employed, please check with the leasing office for requirements, before applying.
  • Is renters insurance a requirement?

    No, but we do encourage residents to have renters' insurance for personal belongings.


    We do auto-enroll all residents to our Liability Only Protection Program.


    The Liability Only Protection provides to satisfy the minimum liability requirement in your lease for only $25/month; however, it’s important to note that this is not renters' insurance and does not provide coverage for personal belongings. Please ask our community team for more details.

  • Is the security deposit refundable?

    Security deposits are refundable contingent upon any damage to the apartment home beyond normal wear and tear. Please check your lease agreement for details about our security deposit.

  • Are guarantors accepted?

    Yes, we accept guarantors. Guarantors must also complete an application for residency, undergo screening, and meet our resident qualification criteria.

  • Are there any specials or discounts?

    We do run special offers from time to time. Please check the homepage on our website, our Facebook page, or contact our team to find out about any current specials.

  • Do you accept Section 8 or Housing Programs?

    Yes, we do accept Section 8  and the Housing program.


    Please check the availability of the designated Units with the Leasing Office before applying.

  • Is there an Application or Administration fee?

    Yes.

     

    •  $50.00 Non-Refundable Application Fee per Adult (Over 18 years of age or older), who will be living in the household. 
    • $100.00 Administration Fee, one-time paid.  (Only refundable if applicants decide to cancel their application within a 24-hour time window of once applied)
  • What floor plans are available?

    We offer one, two, and three-bedroom apartments. We have a large variety of floor plan layouts to choose from. Schedule a tour today to see all of our apartment homes!

Resident Life


  • What are the pet policies?

    While we are a pet-friendly apartment community and love our resident pets, there are a few policies to keep in mind before bringing your pet home. 


    We welcome two cats or dogs per home, with a weight limit of 20 pounds per pet. 


    Certain aggressive breeds/mixes are not accepted, including but not limited to: Rottweiler, Chow, Presa Canario, Doberman, Akita, Pit Bull (also known as American Staffordshire Terrier, Staffordshire Bull Terrier, or Pit Bull Terrier), Cane Corso, or any Mastiff breed.


    Pets that are not cats or dogs must continually stay in a cage or tank, are limited to two per apartment, and do not require a fee. Aquarium tanks larger than 50 gallons, non-domestic animals, venomous animals, and exotic pets are not allowed.


    In addition, please note that all pet deposits and non-refundable fees must be paid before moving in. 


    Service animals are welcome.

  • Pet Fees

    Fees per Pet:

    • $300.00 Pet Deposit Fee, one-time registration (Non-Refundable).
    • $25.00 Monthly Pet Fee.
  • Can Reserve at Birch Creek address emergency maintenance requests?

    Yes, you can reach our team anytime to place a routine or emergency service request by calling our 24/7 emergency maintenance service.


    If you call outside of office hours, our on-call service associate will be on hand to address requests that qualify as an emergency.

  • Can I make a noise complaint about a neighbor?

    If you experience excessive noise from a neighbor or outside our community's quiet hours, please contact our community team so we can help address your concerns. If you ever feel like a neighbor’s safety is at risk, please call 911.

  • Can I make changes to my apartment?

    You can make certain changes, like painting walls and hanging wall art, to reflect your personal style while still complementing the rest of your community and protecting your security deposit. Please check your lease agreement or ask our community team about specific decorating policies.

  • Can the management team enter a resident’s home?

    Our lease agreement gives the community team the right to enter a resident’s apartment home at any time. However, we try to make residents aware of any scheduled inspections or any need to enter their home at least 24 hours in advance. In the case of an emergency, like a leak, we have the right to enter without advanced notice to prevent further damage to the apartment home or community.

  • What amenities does Reserve at Birch Creek have?

Rent/Lease Agreement


  • When is rent due?

    Rent is due on the first of each month.

  • How do I pay rent?

    You can pay rent online through our resident portal. We accept the following payment methods:

    • E-check: ACH (e-check) is accepted with no additional fees.
    • Credit cards: Most credit cards or Debit cards are accepted for an additional fee, or transaction service fee.
  • Are there late fees for late rental payments?

    Yes, please check your lease agreement for more information about our late fee policies.

  • Is there a penalty for breaking a lease?

    Yes, our early termination policy is defined in your lease agreement. However, there are some exceptions to this. Please contact our team for more information.

  • Can I sublet my apartment to someone?

    No, we do not permit short-term renting or subletting of any sort in our community. Homestay services such as Airbnb or VRBO are also prohibited.
